Top 10 Ways to Market Your Home in the HOLIDAYS!

  1. Christmas decorations - Decorate moderately,  put out enough decorations through out the home.  Don’t over decorate or else it would look too cluttered.  Consult with your REALTOR ® before you put it on the market.  Always good to have a second opinion and an objective eye to fine tune the home before you show it off.  
  2. SELL the SPACE - Keep decorations off the floor. Remember you are still selling square feet so keep No Christmas Trees in the Middle of the Room. Pic from uglyhousephotos.comoversized floor decorations to a minimum.  Don’t make the home into an obstacle course for buyers to meander through.
  3. Christmas Mailers - My wife and I send a family picture greeting card for the holidays to friends and family.  You could do the same but also include a front picture of your home at night with the christmas lights on.  You can send a short note about the family adventures of the year and share that you will be putting your home on the market to begin a new chapter in your family adventures.  Include a virtual tour link provided by your real estate agent to see the whole home online.  Ask your friends to share with their friends looking to move into the area.
  4. Facebook - Make an album of your home decorated and post on facebook.  Ask your REALTOR ® for the copies of the marketing pictures they took of the home. Share the news of your home coming on the market.
  5. Ready to Show - The holidays are always a busy time with family gatherings and christmas parties so when an agent calls to schedule to show your home be flexible.  Buyers  from out of town maybe just visiting for the day and have a limited time frame to see some homes.  You don’t want to lose an opportunity!
  6. Set the MOOD - If you have a fireplace, make it the focal point for the buyers.  Prior to showing,  turn it on if a gas fireplace, for wood burning fireplaces use candles if you don’t have time to set one.
  7. Smell of Christmas - The smell of home baked bread and cookies provides the ambience of home.  If you don’t bake or have time, you can use scented candles.  If you use scented candles or oils,  some scents are very strong and may have the opposite effect on buyers viewing your home.  
  8. Outside Decorations - Decorate moderately.  Don’t be like the Griswold’s with the overdone decoration. From: homedit.comKeep in mind the buyers will be viewing your home during the day so string lights and deflated christmas inflatables on your front lawn are not providing great curb appeal.  Stay classic with simple wreaths, garlands, and ribbons.
  9. PICTURES, PICTURES, PICTURES - Have your REALTOR® take many quality pictures of your home and post them on the MULTIPLE LISTING  SERVICE and  Buyers want a lot of pictures.  The more attractive your home on the website the more likely it will get shown.  Ask your REALTOR® what type of camera are they using to take the pictures? Does it have a wide lens?  If they are using their smart phone to take pictures, you may have to rethink using that real estate agent.   Most smart phones take great pictures on the spur of the moment but don’t have a wide lens or strong flash to light up the room.  Online you want to see your home spacious and bright.  
  10. VIRTUAL TOUR - Video tours of homes and neighborhoods are becoming an integral component in the web marketing of your home.  Home buyers are window shopping for homes online.  The homes with more pictures and a video are more likely to be viewed.   Your REALTOR® should have it as part of the marketing program of your home.
