If you are not in a defined deadline, spring time is the best time to put your home on the market.  Based on my 15 year experience in the Lexington, SC market, the spring time has a lot of home selling/buying activity.  Yes, the summer time is the main body of the selling season but if you are able to put it on the market during spring time go for it.  Here are my reasons why.

  1. New Year effect.  Something about the new year, like a fresh start.  People's motivation is so much higher during the first months of the new year.  Their New Years Resolution is to buy or sell a home.
     
  2. New Home Competition - Best time to compete against new construction.  Lexington is a growing community with a lot of new homes popping up all over but they may need 2-3 more months to finish.  Some buyers don't have that convenience to wait 2-3 months and get a rental.   If your home is move in ready and ready to close in 30 days, the buyers will choose that option.  It would save them from spending more money for their family and pet to stay in a rental,hotel, and boarding costs for their pet.
     
  3. Get the headstart - Get ahead in putting your home on the market.  Less choices in your neighborhood means more chances of you selling yours first.  You may even be the trendsetter to make others think of selling their home.
